Yes. The inspection costs €15 + VAT per extinguisher when you drop it off by appointment at our office in the Ca’ d’Oro area. The €35 + VAT call-out fee only applies when the technician visits your property.
Ministerial Decree 10/03/98 requires every hospitality structure — including short-term rental apartments — to have working fire extinguishers and to submit them to mandatory inspection every six months. The rule applies regardless of the number of nights rented.
Every 6 months. This is not a recommendation — it is a legal requirement. The biannual inspection includes a visual check, pressure verification, mechanical component testing, and the issue of an official certificate.
The administrative penalty for failure to maintain fire extinguishers can reach €6,000 per property. On top of that comes civil liability: if a fire breaks out and the extinguisher does not work, the property owner is personally responsible.
Italian regulation does not mandate a specific type, but for apartments and hospitality properties we recommend foam extinguishers: they leave no powder residue, produce no white cloud, and do not damage furniture or electronics — far superior to powder extinguishers in residential settings.
An inspection is the mandatory periodic check: the technician verifies that the extinguisher is intact, functional, and pressurised, then issues the official certificate. A refill is only needed if the extinguisher has been used or has lost propellant gas. These are two separate operations.
The VVF (Italian fire brigade) can record the non-compliance and issue a report. This can result in a fine and, in serious cases, suspension of the property's operating permit. Having an up-to-date certificate is your only legal protection.

No, the call-out fee is charged once per visit. If you have 6 extinguishers in the same building, you pay €35 once plus €15 per extinguisher. Total: €125 + VAT for 6 fully inspected extinguishers with certificates.
